Lee Management & Consulting has specialized in residential property management in Southern California since 1991. Our management services include managing single family homes, individual condos and apartment buildings.

Managing rental properties is a professional business and we treat it that way. Our approach is “Firm but always Fair.” Let’s face it, being a landlord is not fun. There are always tough decisions to make when dealing with tenants and families. Many owners make the first mistake by just avoiding those tough decisions. They are just too nice for their own good. Allow us to do the hard work for you. We know how to say it right.

We are familiar with California Landlord Tenant Laws. Most resources you will find for your self as an individual homeowner trying to rent and manage your property on your own are not specific to the California market. Forms and resources found at local stationary and office supply stores will leave you with holes in your lease coverage and lead to potential liability. In fact many owners rent to tenants without using any written documentation which is your first line of protection.

Property Management is all we specialize in. We are experienced in all aspects of property management, from marketing to maintenance.

We conduct thorough credit and background checks on all prospective tenants. This is one of our highest priorities. We perform credit history and check for previous evictions for each occupant 18 years and older. This is the foundation for creating every good tenant.

Rental Comparisons are conducted each time a unit is on the market for rent. And then each time a lease is renewed, at minimum annually. This ensures that the rent is priced competitively in the market and provides you with the most revenue. Many owners do not charge enough because they're just not sure what to charge. Or they charge too little because the tenant never bothers them for repairs or they are afraid they will move out if they raise the rent. We price the rent at what is fair. Both tenants and owners see that this is fair and acceptable due to the quality of service delivered.

Trying to save money by hiring the wrong people will be very costly in the end. Also, trying to over improve your rental sometimes does not yield the revenue that you would think. We have a pool of vendors that are licensed, affordable and reliable. Allow us to guide you in your make ready efforts or remodeling to get the greatest value.

We believe in preventative maintenance. We inspect and recommend preventative measures to save money from expensive repairs. This is also management’s way of checking up on the tenants care of your unit.

We keep accurate and comprehensive records of all rental agreements, correspondence, notices, receipts, invoices, bills, and transaction records. If you ever have a question regarding any transaction, we have a history of it.
